On a remote stretch of Pacific coastline, VIDA was engaged to develop a masterplan for a secluded coastal retreat, in collaboration with San Fransico-based John Maniscalco Architecture. Previously impacted land was repurposed through strategic grading and contouring, reshaping the ridge to create a series of high-quality parcels oriented toward the ocean. This approach maximized views across the property while restoring the underlying landscape systems. The project became a vehicle for large-scale reforestation, introducing mature native trees to establish an evergreen canopy that softens the architecture and reinforces a sense of immersion in the landscape. Grading was guided by the natural flow of water, integrating stormwater management into a network of interconnected infiltration swales. These systems double as circulation paths, creating opportunities for elevated crossings and culvert bridges that enhance the guest experience. The villas are deliberately set back from the edge, prioritizing discretion and preserving the cliff line as a shared communal amenity.
